Job Description


This position is a team member of the Credit Delivery department. This position will work in conjunction with the home mortgage specialists. Individual responsibilities include all aspects of mortgage loan processing in the home mortgage/secondary market department, including processes from loan application/submission to final loan approval. The incumbent prepares documents such as loan submission packages to be submitted to lending partners, including all verification forms and consumer compliance disclosures. The individual will be responsible for managing a pipeline of loans with multiple due dates and deadlines.


This position requires an associate degree or equivalent experience and minimum of three years of related experience in secondary market processing. This position requires a unique working knowledge of loan products to include Conforming, Non-Conforming, USDA, FHA and VA loans. Proven customer service, communication, and teamwork/collaboration skills are essential. The incumbent must have a solid understanding of mortgage credit processing to include title, appraisal, income, and asset analysis along with a complete understanding of compliance and disclosure regulations. The individual must be able to utilize computer technology and a wide variety of software applications. The candidate must also demonstrate organizational skills and strong interpersonal skills, oral and written communication skills. The candidate must have a good working knowledge of secondary market terminology.


This position has no direct reports. This position works under supervision of the Home Mortgage Team Leader or SVP of Credit Delivery and receives regular work direction and instruction from the Home Mortgage Specialists. Work requires the planning of one’s own time and scheduling details. Incumbent is expected to follow established policies, procedures and standard instructions which may provide some latitude to consider various methods in completing tasks. This individual must be a team player who demonstrates teamwork not only within the department but also with all Association personnel. The position may require limited travel in working with the Home Mortgage Specialists throughout the Badgerland Financial territory.

Under limited supervision, the incumbent must organize his/her individual workload to ensure the highest priority work is completed first. The incumbent follows department processes and procedures in completing responsibilities, must work within Association policies and procedures, FCA regulations, and state and federal laws. The incumbent must also identify situations when it is best to request other team resources to effectively exceed expectations.


The incumbent is challenged to provide high quality work in a timely, accurate and efficient manner. The incumbent must prioritize his/her own workload in a fast paced environment. The incumbent is further challenged to maintain effective communications between other team members, title and/or abstract companies, appraisers, and underwriters in order to effectively respond to specific questions, concerns, or issues. Ensures documents are in compliance with legal regulations and requirements, including RESPA requirements.


The incumbent has regular contact with other team members within Credit Delivery and occasionally with team members in other departments to exchange information, resolve routine problems, and/or answer questions. Externally, the incumbent may have contact with staff of title and abstract companies, Attorneys, Realtors, Underwriters and customers to exchange and request information or clarify information.


• Works internally with Home Mortgage staff in the processing of secondary market mortgages.

• Communicates externally with applicants regarding loan application/submission status and advises them of any outstanding items that are needed to complete the loan submission process.

• Works externally with secondary market lending partners to assist in the processing and underwriting of home mortgages.

• Works externally with 3rd party vendors including title, appraisal, credit reporting agencies, tax transcript providers, etc.

• Works externally with various companies for verifications, including employers, banks, mortgage companies, investment companies, landlords, etc.

• Communicates routinely and effectively with above mentioned contacts.

• Provides prompt turnaround loan processing.

• Involved in the preparation of appropriate disclosure/compliance documents.

• Communicate between all parties involved in transactions on an ongoing basis to keep all parties up to date on status of loans in process.

• Teaming with Credit Delivery department and staff in multiple branch offices.
